How often should I have my HVAC Maintenanced?
Once a year per system, in spring. On a multi-system property that means each unit, not one representative unit – they wear at different rates depending on the load each carries.
What are the benefits of regular HVAC maintenance?
Coil cleaning, refrigerant charge, electrical and capacitor testing, condensate drain clearing, airflow and filter check, temperature split, and thermostat calibration – repeated per system. On zoned properties we also verify the zone dampers are operating, which is a common quiet failure.
What happens if I do not get regular HVAC maintenance?
Most manufacturers require documented annual service for warranty validity. On a property with multiple units this matters more, because the paperwork needs to identify which system was serviced – a single undated invoice covering “the AC” is weak evidence for a claim on unit two.
How long does HVAC maintenance take?
Change filters on schedule for every system, keep each outdoor unit clear of landscaping, and keep vents unblocked. On large properties it is easy for a rarely-used wing to go unnoticed for months – worth walking through periodically.
